  • Here's the October and September spread sheets for the laundromat. All my costs, all my expenses and the actual money it makes (or loses me). Hope this clears up all the water cost questions regarding operating it.

      Just wondering, with the mechanical nature of your machines does that mean you can't adjust your prices without buying new machines? This is the biggest disadvantage that comes to mind, not being able to change your prices based on inflation and market conditions (say cost of water goes up unexpectedly).

          Hmm, laundromat is paying the mortgage on the real estate and is generating some cash flow...that’s a good long hold play for an investment.

            You should keep in mind that it isn't just $41/hr. net for your return. You have whatever capital tied up in the ownership, so for example, if you have $50,000 tied up in the ownership (down payment, plus principal accumulation from mortgage, plus appreciation if values are rising - and less depreciation on equipment), and that money could be said to yield 6% elsewhere, then that would net around $3K annually, which could be considered "lost revenue", and subtracted from your annual net income to achieve a more accurate number...

                  I've been involved in commercial real estate/small business ownership for about 30 years and have always been wishy washy (haha) about laundry mats and car washes, so this has been fascinating to watch.

                  One question:
                  Do you check your coins for precious metal/collector finds that exceed face value?

                    never give a tenant a break ! Im a home owner and gave too many breaks to people and guess what when I had enough and started to evict them they destroy your property , stay in apartment to use up security deposit and then they disappear , call the cops on you , flood the kitchen and bathrooms etc etc ! And NYC is for the tenants not the landlord , you can not lock them out to protect your property ,if you do you can get arrested or fined ! Tenants always want a break always have issues but they forget and dont care that you looked out for them and they will never look out for you ! my last tenant cost me upwards of 10k and disappeared ! Oh and I dont discriminate I had people from another country ( mexico )and NYC is a sanctuary state ! They can sue me and get paid I sue them they disappear thanks DiBlassio and Cuomo !!!!! I bet you they would never rent to people like I took a chance on !!!! Lesson learned !!!

                      Good videos...never stop...thanks for showing the real business that average small business owner will likely deal with. It is a long game. When you have 20 facilities, the naysayers will be asking you for loans.

                        Honestly, I LOVE videos like this. I'm a 28 year old guy that works factory and is starting to think about investing in a few vending machines just to start in the 'business' side of things. I've been talking to a few businesses to see if I could put up a soda vending machine or 2 to start out and they seem pretty......annoyed I would ask that. Any tips on where I should look or talk to about setting up a single soda vending machine?

                          Your video is misleading...why......because you are including the income from the rental units above the laundry. The laundry in its self has lost money over the 3 month span of operation. Most viewers, I think assume that the video's are about the laundromat it self.

                              Basically, if you did NOT have the two rentals, upstairs, then the business would have a loss, if I project the number you gave over a year. If I guess, that any long term annual profit is in the mortgage (if we remove the apartments) from the numbers and any increase in sales over time. My guess is that this business probably over 10 years will make $5,000 a year in net profit on the bottom line, (ever).

                                          I imagine facial recognition on your cameras would be a good way to keep tabs on bad actors entering your property also, some AI tech like at amazon cashless store, which monitors what people are doing for any potential vanalism or theft..

                                                This is awesome. I really enjoyed it and thanks for sharing. Anyone who thinks running a business makes you necessarily rich, needs to go try it. Yes there is a lot of "cash", but most of it gets eaten up by expenses. The benefit comes from working for yourself, and not being a slave to a company. Is it any wonder that Salary and Slavery both start with S?

                                                    thanks for the info. I believe you will be making more profit with no laundry and just rent. rent only profit would be about $1200 per month, rent + laundry would be around $600.

                                                        Cleaning and maintenance costs are big in laundromat business however if you know how to do this by yourself it’s a big saving. This is based on experience especially if your business is a high traffic like in areas close to schools, equipment breakdowns are frequent.

                                                              Keep that vending machine full. I had a few machines and it makes a huge difference in sales. People buy more if the machine is fuller even if nothing was sold out.

                                                                You seriously stick with a NOI of 1900 AFTER you indicate 660 dollars of expenses not included..... I get 500 is you to you but still..... Let's be honest the laundromat business income was 1300 not 1900 as you keep on that sheet and the first month was technically just 160 after the 500 dollar rent charge to it. Agreed you are doing well but that presentation is inaccurate as hell and I know you don't have investors but you need to keep better records

                                                                        I love that you do this and I will refer my potential buyers to your video's. In California I'm brokering laundries in the 1MM-2MM+ range netting 17K-30K+ net per month. These laundries are 5,500-6,000 sqft. Upgrade this one you have now and then 2 years later that cash flow and laundry collateral will allow you to buy your second and then the two will pay the first off and then use the 2 to buy your third and all 3 pay the second one off and then the three buy the forth and 5-7 years later you can sell them off as a franchise for several million dollars and go buy a strip mall and be a bigger LL (landlord) than you are now...

                                                                                            Offer a mid-week discount day on your single-load washers. People will wash moor on that day. The laundry mat n my hood does this on Tuesdays & Wednesdays... And people pack the place on those days to wash in the top loaders...

                                                                                            $2.50 wash goes for $1.25 on those days...
