          the neighborhood i live in (and yes i insist on calling it a neighborhood, not a MHP) just raised our lot rent and i can't figure out why. like there haven't been any improvements. nothing's changed; but they still upped our rent. as a side note: in the 'you bought a home' bit the lady in the green sweater (the buyer) looks like the woman who plays Janet on The Good Place...

            All landlords use this tactic. They know you have very little options once they have your move in costs and deposits and they'll make the rent whatever the hell they want. These scummy business practices are what make things so hard for poor people. It should be illegal to profit from poverty level housing.

                          I have had two manufactured homes. I will NEVER do it again. For so many reasons I cannot list here. The industry discriminates against you with higher interest rates than conventional homes, so it is harder to finance and re-finance. I had one on land that I lived in for seven years. I sold it for $10k more than I had originally paid for it. So the land went up in value, but the lost money. I was even dumber, where I sold that one and bought one in a park. I paid $110k for it and ten years later it is worth about $60k and space rents have been rising. When I add up what I have spent on the space rent, the mortgage, personal property tax, and home repairs and improvement - I should have just rented. It is just a bit cheaper than rent, but remember you are responsible for all the maintenance - roof, appliances, carpet, etc, so it is a total loser when you run out the numbers. I should have migrated to a stick built home and that is what I am doing. I plan to ditch mine and get the hell out. My advice, DO NOT EVER BUY ONE! Oliver was right - it is a car you sleep in. Horrible investments that only make the park owner and the finance company rich. Why throw $100k down the drain. It was just nuts. But I did not know better. That is an industry that needs to die. Get out while you still can get something out of the piece of depreciating junk that will never have any cash value.

                                  I don´t understand how is it possible for them to raise whatever they want? Aren´t any laws against it? In my third world country we have them, it´s illegal to raise rent above the inflation. And they believe they live better? Funny. Maybe they do have some better things but others are crazy!                                       No one wants to point out a huge issue here is people taking on loan they cant afford.... they know they cant afford it but yet they still do it, that is a large problem as well. As for the part where lot rent is getting raised a whole 8% is laughable. Most lot rent is around 250-300 in most area that I know of. That's an increase of $20 - $24 a month. I mean come one quit smoking or going to bingo every week and boom problem solved. Yes this last part is sarcasm in case you are wondering.

                                        I do not mind investors owning mobile home parks and renting mobile homes them out. That said, selling mobile home "ownership" on leased land is a scam that should be outlawed. Owning a park-based mobile home does not make one a homeowner. it makes one a renter who owns an expensive hard-to-move piece of furniture.

                                                                  This is the key to buying a mobile home you don't buy a brand new $50,000 single wide you buy a 10 year old single wide for $10,000 then you can always turn around and sell it for what you paid for it they only depreciate to a certain level my first mobile home I purchased was a 1978 20 year old mobile home I lived there in my early twenties it was a party house and I had roommates but the place only cost $3,600 with general maintenance upkeep an a little bit of paint and some remodeling even after living there like it was a frat house for five years we sold it for a little bit of a prophet but yeah there is absolutely no way you're going to make money buying a brand new $50,000 mobile home

                                                                                    I would like to ask who it is that has put the people in the situation of owning their home and renting the lot. is it possible... just maybe... that when you rent something.... and you don't own it........ that the price of rent might go up? how about instead of buying a 15,000 dollar mobile home, you buy a 10,000 dollar mobile home and a 5,000 dollar plot of land, then you don't have this problem. this comes back to people wanting things they can't afford and being pissed off when the inevitable happens and the corners you've cut come back to bite you.
